Strategically positioned in the heart of downtown Victoria—a market characterized by high rents and limited development opportunities—the site benefits from a population of over 203,000 residents within a 5-kilometre radius. With municipal regulations now preventing any further storage developments this close to downtown, the facility strengthens Bluebird’s position as a rate leader in high-barrier, premium urban markets. The property is currently in lease-up and has reached nearly 4% occupancy.
